As a homeowner, choosing how your roof is replaced isn’t just a technical decision—it’s a trust decision. Should you cover up problems with a roof overlay or strip it back and rebuild it the right way?
At Bravo Company Roofing, we believe in doing the job with integrity, not shortcuts. That’s why we only offer full tear-offs—because your home, your safety, and your investment deserve a solution that lasts. This guide is here to help you make a confident, informed decision that protects your home for years to come.
What’s the Difference Between a Tear-Off and an Overlay?
A roof overlay installs new shingles directly over the existing roof. It may save time and money upfront, but it hides the condition of the decking and compromises long-term performance.
A full tear-off removes all layers—shingles, underlayment, and flashing—down to the roof deck. This allows for a full inspection, repairs as needed, and a fresh foundation for your new roof system.
Overlay = cover-up. Tear-off = start fresh.
Why Bravo Company Roofing Only Offers Full Tear-Offs
As a veteran-owned company, we don’t believe in covering up problems—we believe in fixing them the right way, the first time. That means full tear-offs, every time.
We’ve seen too many overlays lead to expensive repairs, structural issues, and voided warranties. Bravo Roofing is an IKO ROOFPRO Craftsman Premier Installer, which means we follow best practices that require proper decking inspection and full system installation—something overlays don’t allow.
Our commitment is simple: no shortcuts, no surprises—just a roof that lasts.
Risks of Roof Overlays That Most Homeowners Don’t Know
Overlaying a roof can create major hidden risks that homeowners aren’t told about:
- Structural stress: Two layers of shingles add extra weight your roof framing may not be designed to handle.
- Trapped moisture: Old shingles can trap heat and moisture between layers, leading to rot and mold.
- No deck inspection: You can’t see what’s underneath—any rot or sagging goes unnoticed and unaddressed.
- Shortened lifespan: Heat build-up and poor adhesion can cause premature failure of the top layer.
- Voided warranties: Most manufacturers require full tear-off for warranty coverage.
Benefits of a Full Tear-Off You Can Count On
Choosing a full tear-off sets your home up for long-term protection and value:
- Stronger foundation: We inspect and repair your decking before new materials are installed.
- Total visibility: We can find and fix hidden damage before it becomes a costly issue.
- Better ventilation: Proper airflow reduces heat and moisture buildup.
- Manufacturer-compliant: Your new roof will meet all warranty and installation requirements.
- Longer lifespan: A tear-off roof simply lasts longer, performs better, and looks cleaner.
Common Myths About Overlays (And the Truth)
Myth 1: “Overlays are cheaper.”
Truth: Maybe upfront—but they often lead to hidden repairs, reduced lifespan, and warranty loss that cost more in the long run.
Myth 2: “It’s faster.”
Truth: It may shave off a few hours, but that speed comes at the cost of skipping inspection and risking serious damage later.
Myth 3: “It’s good enough.”
Truth: Many overlays are not code-compliant, especially if there are already two layers. And “good enough” doesn’t deliver peace of mind.
How to Know If Your Roof Needs a Tear-Off
Here are some clear signs that your home requires a full tear-off:
- Multiple layers of shingles already in place
- Visible sagging or soft spots on the roof surface
- Shingles are curling, cracked, or missing entirely
- The roof is over 15–20 years old
- You’ve had recurring leaks or water damage
- Local building codes require a tear-off after two layers
If any of these apply, a full tear-off is not just a better option—it’s often the only code-compliant solution.

Frequently Asked Questions
Is it better to tear off an old roof or overlay it?
It’s better to tear off the old roof. Tear-offs allow for a full inspection of the decking, eliminate hidden damage, and ensure your new roof lasts longer and qualifies for full warranty protection.
Can you put a second layer of shingles on a roof?
In some areas, yes—but it depends on local building codes. Even where legal, a second layer can trap heat and moisture, reduce lifespan, and add stress to your roof structure.
Does a roof overlay affect warranty coverage?
Yes. Most roofing manufacturers require a full tear-off for their warranty to be valid. Installing new shingles over old ones can void your material and workmanship coverage.
Hear From Our Satisfied Customers
See what Atlanta homeowners are saying about their roof replacement experience with Team Bravo:
Communication at first was rocky but I was thoroughly communicated with by the owner and my project manager throughout after a bit.
They also were able to renegotiate with my insurance on my behalf to secure an entire new roof after they had only offered half which I'm grateful for.
Of note; I was able to pick an upgraded shingle type and the color to better withstand the storms in the future which was easier then I had thought would be.
It looks great and I'm happy with having gone with them.
My husband and I were especially impressed by how genuinely committed they were to helping us and ensuring the job was done right. The team went above and beyond to accommodate our needs and made the entire process smooth and stress-free. The workers who came to fix our roof were not only efficient but also left the area spotless, which we deeply appreciated.
Bravo Roofing delivered excellent service, and their attention to detail and customer care made all the difference. If you’re looking for a company that truly values its customers and takes pride in their work, look no further. We highly recommend them!
Additionally we had them install gutters all around the house. Very pleased with the results.
The most important thing I will say is the communication with them was spot on. Robbie & Brian kept me informed during the whole process, even while I was out of town.
Bravo Company Roofing Review
Jonathan from Bravo Company Roofing came to my house to see if I might need a new roof. Using his UAV, he inspected my roof looking for any type of hail or wind damage. After the inspection, he showed me pictures of damage to my roof. The next step was to have my insurance inspector to come out and determine if the damage suggested a replacement was needed. Jonathan kept me updated via phone on all activity and dates to meet my schedule.
My insurance inspector came out with Jonathan and did determine my roof had enough damage that it needed replacement. Jonathan went through all the steps that would follow to replace my roof. The most important was understanding the contract. Jonathan went over all the details and explain fully so both my wife and I understood the process.
On a date of my choosing, we set up a time to schedule the roof replacement. Jonathan went over what I needed to do before the installation crew came out so no damage would occur to my screens or items in the yard. Jonathan was very patient with us as we picked out a color of shingle we wanted on the roof. I made a few upgrades that I paid extra for to have a roof that will last longer.
Due to the weather, we had to postpone our installation only one day. The crew showed up about 7am and started to work. The meticulously put down plastic tarps to catch the debris as they removed the old shingles and underlaying.
After completing the new roof, they went around and cleaned up the area of nails and debris. I was told they may not get everything, so be sure to make my own inspection. I inspected the yard back and front for three days finding bits and pieces that escaped the cleanup. All in all the crew did a fantastic job! I was very pleased to sign over the last check for the job completion. My roof is awesome and makes my house stand out even more now. I can not thank Jonathan enough for his detailed explanation of the whole process and his excellent communication from start to finish.
If you ever need a new roof, I highly recommend Bravo Company Roofing! Not only will you be pleased with the excellent work they do for your replacement roof, but also the professionalism of how they manage their company and quality of service they provide the customer!
Sincerely,
Steven and Frances Daigle
