Repairing Damaged Flashing: The Overlooked Fix That Protects Your Whole Roof
Leaks don’t always start with missing shingles — sometimes, it’s the metal no one notices.
Flashing is one of the most important — and most overlooked — components of your roofing system. It’s the thin metal barrier installed around the most vulnerable areas of your roof: where it meets walls, skylights, chimneys, and valleys. When flashing is working, you’ll never think about it. But when it starts to fail, water sneaks in quietly — leading to stains, mold, and slow-moving damage that spreads before you even notice.
At Bravo Company Roofing, we’re trained to spot and fix flashing damage before it becomes a bigger issue. Because when flashing fails, it rarely gives you a second warning.
What Is Roof Flashing and Why It Matters
Flashing is the roof’s silent guardrail, redirecting water away from the seams and joints that shingles can’t fully seal. It’s usually made from materials like aluminum, copper, or galvanized steel, and is custom-fit to critical connection points — including chimneys, dormers, roof-to-wall joints, vent stacks, and skylights.
Its job is simple: keep water out. But if flashing is missing, improperly installed, or deteriorating, it can quickly become the entry point for leaks, rot, and interior damage — even if your shingles are in perfect shape.
What Causes Flashing to Fail
Flashing failure often happens over time, accelerated by environmental wear or poor craftsmanship. Sun exposure, seasonal temperature changes, and heavy rain all take a toll on sealants and metals, causing them to crack, rust, or shift.
In many cases, flashing issues stem from poor installation. We’ve seen everything from improperly overlapped seams to contractors using caulk instead of proper waterproof flashing tape. These shortcuts may hold for a while — but when flashing is installed incorrectly, failure is inevitable.
Roof movement can also create flashing gaps. As your home settles or expands with temperature changes, flashing can pull away from walls or roofing material, exposing areas that were once protected.
Signs Your Flashing Might Be Damaged
Flashing is designed to be invisible — so it’s no surprise that many homeowners miss early signs of failure. But there are clear indicators that something’s not right.
Inside the home, look for:
- Water stains on ceilings or walls, especially near chimneys or skylights
- Musty odors in upper rooms or attic spaces
- Peeling paint or bubbling drywall near roof-to-wall connections
Outside, pay attention to:
- Rust streaks or corrosion on flashing metal
- Gaps where flashing pulls away from the siding or roof
- Cracked caulk or dried-out sealant
- Discoloration or moisture streaks on the siding beneath flashing areas
At Bravo, we use a mix of drone footage, thermal imaging, and on-roof inspection to identify these subtle problems — often before they’ve caused interior damage.
The Right Way to Repair Damaged Flashing
There’s a difference between a temporary seal and a lasting repair. At Bravo, we start by determining whether the flashing can be restored or if it needs full replacement.
If the flashing is intact but leaking at the seams, we reseal it using code-compliant flashing tape and waterproofing materials. But when the flashing is rusted, warped, or installed improperly, we remove it completely and install new metal — with correct overlap, fastening, and sealing to ensure water can’t find its way in.
We also make sure the materials we use are compatible with your existing roof system. Using mismatched metals or sealants can cause corrosion or adhesion problems down the line. Every repair we complete is backed by our workmanship warranty and fully documented for your records.
Why DIY Flashing Repair Is Risky
Flashing repair isn’t a quick caulk-and-go project — and doing it yourself comes with real risks. Many of the areas that require flashing are located near steep roof edges or chimney surrounds, where footing is uncertain and falls are more likely.
Beyond safety concerns, improper flashing repair can create bigger issues than it solves. We’ve seen DIY jobs trap water behind metal, void roofing warranties, or get denied by insurance when a claim is eventually filed. A few dollars saved upfront can lead to thousands in repairs later.
If flashing is cracked, pulled up, or missing — call a professional. It’s not just about making it look right — it’s about making sure it performs like it should for years to come.
Bravo Company’s Approach to Flashing Repair
Every flashing repair begins with a full diagnostic of your roof’s vulnerable areas. We assess both surface-level damage and underlying moisture patterns using drone technology and hands-on evaluation.
Once we’ve identified the issue, we explain the findings in clear terms — with photo evidence and honest recommendations. Some flashing problems are minor, and a simple reseal is all you need. Others require more involved repair. Either way, we’ll give you the facts without the pressure.
Our repairs follow the same precision standards we apply to full roof installations. That means choosing the right materials, applying watertight seals, and ensuring the repair integrates seamlessly with the rest of your roofing system. When we’re done, you get a report with before-and-after photos, warranty coverage details, and full documentation for insurance if needed.
Don’t Wait for a Leak to Spread
Your flashing protects the most leak-prone areas of your roof — and when it fails, water finds the quickest way inside. If you’ve noticed staining, peeling, or water where it shouldn’t be, don’t wait.
Schedule your flashing inspection today with Bravo Company Roofing — and get repairs that are built to hold, not just hide.
Frequently Asked Questions
What happens if roof flashing is damaged?
Damaged flashing can allow water to seep into the most vulnerable parts of your home — like where the roof meets walls, chimneys, or skylights. Over time, this leads to leaks, mold growth, rotting wood, and even structural damage. At Bravo Company Roofing, we repair flashing the right way to prevent small vulnerabilities from turning into major repairs.
Can roof flashing be repaired or does it need to be replaced?
It depends on the extent of the damage. If the flashing is still structurally sound, resealing with proper flashing tape may be enough. But if it’s rusted, bent, or poorly installed, full removal and replacement is often the safest long-term solution. Bravo evaluates each case carefully and explains the best option — with zero pressure.
How do you know if flashing is leaking?
Interior signs include water stains near walls or ceilings, moldy smells, or peeling paint in rooms near chimneys or skylights. Outside, look for rust, cracked caulk, or lifted edges where flashing meets brick or siding. Bravo uses drone inspections and moisture detection tools to pinpoint flashing leaks that aren’t visible from the ground.
What Our Customers Say
Read first hand what our customers think about their roof repair with Bravo Company Roofing:
Communication at first was rocky but I was thoroughly communicated with by the owner and my project manager throughout after a bit.
They also were able to renegotiate with my insurance on my behalf to secure an entire new roof after they had only offered half which I'm grateful for.
Of note; I was able to pick an upgraded shingle type and the color to better withstand the storms in the future which was easier then I had thought would be.
It looks great and I'm happy with having gone with them.
My husband and I were especially impressed by how genuinely committed they were to helping us and ensuring the job was done right. The team went above and beyond to accommodate our needs and made the entire process smooth and stress-free. The workers who came to fix our roof were not only efficient but also left the area spotless, which we deeply appreciated.
Bravo Roofing delivered excellent service, and their attention to detail and customer care made all the difference. If you’re looking for a company that truly values its customers and takes pride in their work, look no further. We highly recommend them!
Additionally we had them install gutters all around the house. Very pleased with the results.
The most important thing I will say is the communication with them was spot on. Robbie & Brian kept me informed during the whole process, even while I was out of town.
Bravo Company Roofing Review
Jonathan from Bravo Company Roofing came to my house to see if I might need a new roof. Using his UAV, he inspected my roof looking for any type of hail or wind damage. After the inspection, he showed me pictures of damage to my roof. The next step was to have my insurance inspector to come out and determine if the damage suggested a replacement was needed. Jonathan kept me updated via phone on all activity and dates to meet my schedule.
My insurance inspector came out with Jonathan and did determine my roof had enough damage that it needed replacement. Jonathan went through all the steps that would follow to replace my roof. The most important was understanding the contract. Jonathan went over all the details and explain fully so both my wife and I understood the process.
On a date of my choosing, we set up a time to schedule the roof replacement. Jonathan went over what I needed to do before the installation crew came out so no damage would occur to my screens or items in the yard. Jonathan was very patient with us as we picked out a color of shingle we wanted on the roof. I made a few upgrades that I paid extra for to have a roof that will last longer.
Due to the weather, we had to postpone our installation only one day. The crew showed up about 7am and started to work. The meticulously put down plastic tarps to catch the debris as they removed the old shingles and underlaying.
After completing the new roof, they went around and cleaned up the area of nails and debris. I was told they may not get everything, so be sure to make my own inspection. I inspected the yard back and front for three days finding bits and pieces that escaped the cleanup. All in all the crew did a fantastic job! I was very pleased to sign over the last check for the job completion. My roof is awesome and makes my house stand out even more now. I can not thank Jonathan enough for his detailed explanation of the whole process and his excellent communication from start to finish.
If you ever need a new roof, I highly recommend Bravo Company Roofing! Not only will you be pleased with the excellent work they do for your replacement roof, but also the professionalism of how they manage their company and quality of service they provide the customer!
Sincerely,
Steven and Frances Daigle
